01 Engagement & Scope of Services

Amelia Infratech ("we", "us", "our") specializes in turnkey residential design, hill engineering, and construction services across mountainous regions including Mukteshwar, Kasauli, and Dharamshala.

These Terms & Conditions govern the preliminary consultation, site advisory, design coordination, civil construction, interior fit-out, and turnkey handover executed by Amelia Infratech for clients ("you", "client"). By engaging our services, requesting site feasibility reviews, or signing a construction agreement, you acknowledge and agree to these terms.

02 Site Planning & Hill Feasibility

Hill construction entails distinctive geographic, seismic, and meteorological considerations. Preliminary consultations and site visits evaluate:

• Topographical gradient, slope stability, and natural drainage courses.
• Soil strata, rock bearing capacities, and seismic zone requirements.
• Logistical vehicular access for heavy machinery, concrete transit, and stone haulage.
• Seasonal solar orientation, wind patterns, and valley vistas.

03 Turnkey Contracts, Budgets & Payments

All residential projects proceed under a bespoke Turnkey Construction Agreement. The agreement establishes:

• Detailed Bill of Quantities (BOQ): Explicit material specifications (e.g., local stone, treated timber, waterproofing systems, glazing, and sanitary fittings).
• Milestone-Based Payment Schedule: Staged disbursements linked directly to certified structural progress (foundation, plinth, framing, lintel, roof slab, civil completion, finishing, and key handover).
• Transparent Pricing: All financial considerations are quoted and invoiced strictly in Indian Rupees (₹).

04 Regulatory Permissions & Clearances

Clients represent that they hold clear, marketable title to the subject plot. Amelia Infratech coordinates with local municipal boards, development authorities (e.g., Lake Development Authorities, District Town Planning, Cantonment Boards), and state departments to submit compliant architectural drawings.

Statutory municipal approval timelines depend on respective government agencies and regional hill regulations.

05 Construction Execution & Weather Contingencies

Mountain building is subject to Himalayan seasonal patterns, including heavy monsoon downpours and winter frost/snow. Project schedules incorporate planned seasonal adjustments:

• Excavation and major earth retaining masonry are scheduled ahead of active monsoon cycles.
• Waterproofing, exterior curing, and roof sealing employ climate-tailored admixtures and thermal blankets.
• Any delays resulting directly from extreme regional weather events, road blockages, or natural phenomena are treated as Force Majeure.

06 Intellectual Property & Designs

All architectural blueprints, 3D renderings, structural calculations, and bespoke design solutions developed by Amelia Infratech remain the intellectual property of Amelia Infratech. Upon project settlement, clients receive a perpetual, non-exclusive license to enjoy and maintain the physical residence.

07 Limitation of Liability

Amelia Infratech guarantees that all construction adheres to Indian Standard (IS) codes for hill and earthquake engineering. Our liability under any claim arising from contract breach or defect liability is limited to the repair or rectification of certified structural defects within the contractual warranty period specified in your agreement.

08 Governing Law & Dispute Resolution

These terms and any related agreements are governed by the laws of India. Any disputes arising in connection with our services shall be submitted to the exclusive jurisdiction of the competent courts in Uttarakhand or Himachal Pradesh, India, corresponding to the project site location.
